Many people have found, to their regret, additional costs that were not revealed at the time of purchase.

Minnesota has a provision where a prospective purchaser can request a Truth in Housing Inspection Report in certain counties. This is a must in purchasing a foreclosure that may have hidden heating, plumbing, structural defects or other problems. With this statement in hand negotiations can then be made with the lender to adjust the price.

A Transfer Disclosure Statement is required by Minnesota State Law. This report is to reveal any hidden problems that are not apparent to the naked eye. It should be kept in mind, by the purchaser that many times defects are cosmetically covered up. This is a protection for the purchaser in a foreclosure sale.

Knowing your real estate agent is vital when purchasing a Minnesota Foreclosures property. A good agent is well aware of state laws regarding these transactions and can guide one through to a satisfactory purchase.
